Pre-Construction

With your personalised design finalised, it’s time to take the next step toward bringing your dream home to life. The pre-construction phase involves important behind-the-scenes steps like soil testing, BAL Fire Assessment, Energy Report, and structural drawings for approvals and permits. While this may sound complex, you don’t have to worry — our experienced team handles it all for you.

This is also the time to finalise your selections — a fun and exciting part of the process. Think of it as shopping with expert guidance! We’ll help you choose finishes and fixtures that bring your vision to life, ensuring you get more luxury for less by working with our trusted network of suppliers. Best of all, we’ll guide you every step of the way, so you feel inspired and never rushed or overwhelmed.

With every detail in place, you’ll receive a transparent, fixed-price contract. No hidden surprises, no unexpected expenses — just clarity and peace of mind as we prepare to move into construction.

  • Pre-Construction Deposit

    An initial 50% deposit is required to secure your project in our schedule and initiate the planning process.

  • Pre-Construction Documentation - Stage 1

    We commence architectural drawings, arrange a soil report, and provide your selections document. You’ll also book your external selections appointment to gather the necessary information for your preliminary energy rating.

  • Pre-Construction Deposit Balance

    The remaining 50% deposit is invoiced to proceed with comprehensive planning and documentation.

  • Pre-Construction Documentation - Stage 2

    We order the preliminary energy rating report and commission structural drawings. Your external selections appointment will be completed during this stage.

  • Finalize Construction Documentation

    A final energy report is prepared, and we request stamped plans and required certifications in preparation for your building permit.

  • Internal Review

    Our Senior Management team conducts a thorough review to ensure all project details meet our standards prior to pricing.

  • Price Optimization

    Our Estimating team compiles all project data to determine your final contract price.

  • Contract Preparation & Optimization

    We prepare your contract, including terms, timelines, and personal details, and request identification and finance documentation if required.

  • Draft Contract Package Delivered

    You receive a draft contract for review, allowing time for feedback or adjustments before finalization.

  • Contract Signing

    Upon approval, the final contract is issued for signing, officially commencing the construction phase.

  • Construction Handover

    You are introduced to your dedicated construction team, who will manage the build and serve as your primary point of contact throughout the process.

Construction

This is where your dream home starts to take shape. Careful planning is the cornerstone of a smooth, on-time build, and we meticulously arrange every aspect of construction upfront. From scheduling trades to ensuring materials are delivered right when they’re needed, we create a seamless process that avoids delays and keeps everything on track.

You’ll have full access to our online Building Management Program, which lets you watch the progress of your build in real time. Weekly photos, regular updates, and direct communication with your dedicated Project Manager ensure you’re always in the loop. If you have questions or concerns, you’ll receive fast, supportive responses—because we believe building your home should feel exciting and stress-free.

The journey begins with site preparation and laying strong, carefully crafted foundations—steps we never rush, ensuring the stability and longevity of your home. Once the groundwork is complete, things start to pick up pace:

  • Framing outlines the structure of your home.
  • Exterior cladding, roofing, and gutters bring the exterior to life.
  • Rough plumbing and electrical are installed, setting up the infrastructure.

From there, it’s all about the finishing touches: cabinetry, benchtops, flooring, wet areas, and a beautiful coat of paint that makes your home shine.

Through every stage, we remain dedicated to ensuring your home is everything you’ve dreamed of—crafted with care, precision, and uncompromising quality.

  • Base Stage

    The site is prepared and the foundation is laid. This includes excavation, drainage, footings, and pouring of the concrete slab.

  • Frame Stage

    The basic structure of the home is built. This includes constructing the timber frame for walls, floors, and roof trusses.

  • Roof & Window Stage

    The roof covering is installed, along with windows, offering protection from the weather.

  • Lock Up Stage

    The building is secured. External walls, doors, windows, and cladding are completed, making the house lockable.

  • Plaster Stage

    Internal linings are installed. Plaster is fixed to walls and ceilings, ready for painting and interior finishing.

  • Fixing Stage

    Internal fittings and fixtures are added, including skirting boards, architraves, cabinetry, internal doors, and built-in shelves.

Post-Construction

Your journey doesn’t end when construction is complete — it’s just the beginning of welcoming you home. While every stage of your build has been carefully managed by skilled craftspeople and overseen by a dedicated Site Supervisor, we take extra care to ensure every detail is perfect. That’s why we conduct thorough Quality Control Inspections, leaving no corner unchecked.

Once your home is spotless and ready, it’s time for the moment you’ve been waiting for—your handover. We’ll take the time to walk you through your beautiful new home, pointing out the thoughtful details and craftsmanship that make it truly special. This isn’t just about admiring the finished product; it’s also an opportunity for you to share any areas that might need fine-tuning, which we’ll address immediately.

Our support doesn’t stop there. With our 13-Week Maintenance Program, you’ll enjoy peace of mind knowing we’re here to assist with any adjustments as your home settles. We’ll follow up at 30, 60, and 90 days to ensure everything is just right. And with warranties ranging from 2 to 6 years, you can feel confident that your home is built to last.

  • Practical Completion

    The home is nearly finished and ready for inspection. Final checks are conducted to ensure everything meets building standards and contractual requirements.

  • Handover

    Regional Home Builders officially transfers possession of the home to the owner. Keys are handed over, and documentation such as warranties and manuals is provided.

  • Maintenance Period

    A set period where the Regional Home Builders addresses any defects or issues that arise under warranty, ensuring the home remains in good condition.

  • Final Inspection (if applicable)

    After the maintenance period, a final check may be done to confirm all agreed-upon work has been completed satisfactorily.
